Pinedale Drift
What's it like in Pinedale right now?
by Dawn Ballou, Editor, Pinedale Online
September 29, 2004

Pinedale is growing. That is the biggest thing that was readily apparent driving around town this afternoon taking pictures for this Drift update. The weather is beautiful and people are taking advantage of it to get as much done before the snow flies.

New buildings and homes are popping up all around town, as well as lots of remodeling and additions to existing structures. Town is growing rapidly to the west along Hwy 191, and to the south in the Redstone Properties land subdivisions. Lots in these new subdivisions are selling quickly and 'SOLD' signs are common.

The Best Western has a good start on their new multi-story addition going in behind the existing building. The road is being paved behind Falers around the new senior center. There soon will be new condos at the bottom of the sledding hill at the start of the Fremont Lake road, and the top part has been terraced out to create level building sites. The open land on Orcutt Hill now has several new gravel roads punched in winding back all through that area. Building site lots are now on the market for new homes there.

The pictures with this article should help anyone familiar with the Pinedale area to see what is going on and where. For a community of 1,400 people, Pinedale is growing very quickly. Land prices are at an all-time high, driven by the current booming oil and gas economy of the area. If you've been dreaming about moving back here and getting your 5 acres of sagebrush near a creek for $5,000 and bringing in that trailer so you can live near Pinedale, think again. For a reality check on real estate prices, visit the local real estate agency websites for their current listings.

What is land going for in the area? Here are some highlights:

1.44 acres on the edge of Orcutt Hill overlooking Pinedale $165,000
.81 acre lot on Orcutt Hill overlooking the cemetery $125,000
.54-acre lot next to Rendezvous Meadows Golf Course $150,000
2.30-acre building lot with well in Brazzill Ranch subdivision $85,000
1 acre lots in Barger Subdivision near Boulder $19,000-35,000
2 acres 1 mile up Fremont Lake Road $94,500
1.35 acre lot north of Cora with Green River access $105,000
320 acres on Soda Lake near elk feedground $1,900,000
